Spring is the perfect time to sell a home - the flowers are blooming, gardens are surging back into life and the much-missed sunshine delivers homes at their very best.

Spring is usually a good time for viewing properties as there are fewer conflicts with purchasers’ holidays. We find enquiry levels rise considerably from March onwards as people contemplate this being the best time for them to make their move.

Prior to Christmas 2022 there was a plethora of negative media coverage which forecasted a UK recession and property price retraction, along with rampant inflation and rising interest rates.

Since January it has become apparent to all those within the property industry, that the spectre of a falling market is highly unlikely. Indeed prices are holding up well and numerous properties are transacting at, or very close to, their guide price.

Mortgage rates appear to have stabilised at circa 3.75%-4% and most lenders are advertising that they have a wealth of funds to allocate to buyers who accord with their affordability stress testing.

Our prediction for 2023 is that property prices will remain stable, with demand matching supply in most sectors and as stated, funding is expected to remain readily available for most purchases.

The Buy-to-Let sector is currently ‘sitting on its hands’ as it awaits the outcome and statutory enforcement of the Renters Reform Bill. Further information will be provided on this aspect in the Summer edition of Property Matters.
